The Spanish Mortgage Process: A Step-by-Step Timeline for International Buyers

Buying with a mortgage in a country you don't live in sounds daunting, until you see the process laid out end to end. In reality it is a series of clear stages, and most of them can be handled from abroad. Here's the full timeline, from first conversation to keys in hand.

Stage 1: Free consultation

Everything starts with a conversation. In a free, no-obligation consultation, our team looks at your income, existing commitments, and what you want to buy, then tells you plainly what's realistic. For non-residents, that usually means borrowing of up to 60–70% of the property value over terms of up to 25 years, with a deposit of 30–40% plus around 10–13% in purchase costs.

Stage 2: Documents and 14-day pre-approval

Once your complete file is in, we issue a written pre-approval within 14 days. This is the document that transforms your position: you know your true budget before falling for a property, and sellers treat your offers as credible. If you do nothing else early, do this.

Stage 3: Find your property and reserve it

With pre-approval in hand, you can search with confidence on the Costa del Sol, the Balearics, the Alicante coast, Barcelona or anywhere else in Spain. When you've found the one, it's common to sign a reservation or deposit contract (typically an arras agreement) that takes the property off the market while the purchase proceeds.

A word of caution: deposit contracts carry real consequences if a buyer withdraws, so make sure your financing groundwork is done before you sign one. This is exactly the scenario the 14-day pre-approval protects you from.

Stage 4: Formal application and valuation

Now the mortgage work begins in earnest. We take your file to the market: we compare terms across the 15+ Spanish lenders we work with, negotiate margins and conditions, and present you the strongest options rather than a single bank's offer. You choose the structure that fits, including the fixed, variable or mixed rate question.

The chosen lender instructs an independent valuation (tasación) of the property, which confirms the value the loan-to-value ratio is calculated against. From formal application to formal offer, this stage and the next together typically take 4–8 weeks.

Stage 5: The binding offer and reflection period

When the lender approves, you receive binding documentation setting out every term of the loan: rate, term, repayments, fees and conditions. Spanish mortgage law builds in a mandatory reflection period between receiving the binding offer and signing, during which you'll also review the terms with the notary. It's a consumer protection worth having: no one signs a Spanish mortgage in a rush.

Stage 6: Completion at the notary

Completion happens before a Spanish notary, who witnesses the signing of both the purchase deed and the mortgage deed. Funds move, taxes and fees are settled (the 10–13% purchase costs fall due here), and the property is registered in your name. Then comes the good part: the keys.

  • Start the mortgage before the property. Pre-approval first, house-hunting second.
  • Apply for your NIE early. It's needed for every official step and can take time depending on the route.
  • Deliver documents completely, once. A complete file gets a 14-day pre-approval; a drip-fed one generates queries and delay.
