Viva Mortgages Spain SL acts as an independent mortgage brokerage and financial advisory service specialising in the Spanish real estate market. We assist non-residents and residents in securing financing from Spanish banking institutions. We act as an intermediary and do not directly lend funds.

You agree to use this site only for lawful purposes and in a way that does not infringe the rights of, restrict, or inhibit anyone else's use and enjoyment of the site.
All content published and made available on our Site is the property of Viva Mortgages Spain SL and the Site's creators. This includes, but is not limited to images, text, logos, documents, downloadable files and anything that contributes to the composition of our Site.
Viva Mortgages Spain SL and our directors, officers, agents, employees, subsidiaries, and affiliates will not be liable for any actions, claims, losses, damages, liabilities and expenses including legal fees from your use of the Site. Mortgage approvals and final interest rates are entirely at the discretion of the lending institutions and we make no guarantees regarding final loan terms.
Where we engage you as a client and charge our sign-up fee, that fee is refunded in full if we are unable to secure your official written pre-approval from a Spanish lender. This guarantee applies only where the financial and personal information you provided to us was accurate and complete, and does not extend to our success fee, to third-party costs already incurred on your behalf (such as valuations or notary fees), or to cases where you decline a compliant pre-approval that meets the criteria discussed at engagement. Our success fee is due once your official pre-approval is issued; we continue managing your case through to completion at no extra cost. Full conditions are set out in your engagement letter.
These Terms and Conditions are governed by the laws of the Kingdom of Spain. Any disputes relating to these terms and conditions will be subject to the exclusive jurisdiction of the courts of Palma de Mallorca, Spain.
We reserve the right to amend these terms at any time. Your continued use of the website following any changes indicates your acceptance of the new terms. We encourage you to check this page regularly.
